Core Valuations

Valuations play an important role in various aspects. It is imperative that your fixed property and your movable assets be accurately determined in order to prevent you from losing money.

We will accurately determine the fair market value of any property, whether you are buying, selling, letting or attending to a deceased estate or a divorce settlement.

Should your short-term insurance policy be due for renewal and you need to establish the true sum insured for your building and your movables, a professional replacement cost valuation is the perfect option to saving you time and money.

With our valuations you will be able to contest your municipal rates and confidently sell or let your property, or simply have peace of mind of not being under insured.

Valuations on Movable Assets

We provide Professional Valuation Reports on movable assets.

The type of report offered on movable assets include:

  • Valuation Certificate – This is a document which reflects the market value or replacement value of your assets and is a credible document. The valuer will undertake an onsite inspection of the asset and provide a 1-5 page written report that includes information about the assets valuation and description.

As assets owners ourselves we know that a well prepared report is the cornerstone of an investment. We believe in best practices.

Our valuation reports are professionally compiled and of high standards.

Valuations on Immovable Property

We provide Professional Valuation Reports on immovable property.

The different type of reports offered on immovable property include:

  • Estimate report (Also known as a Desktop Valuation) - This should only be used as a starting point to determine what a property is worth. It is an instant automated report, which provides you with a quick estimate of a property’s value, however, it will not always accurately identify a property’s actual market value. No physical inspection of the property is done. When further re-assurance on a property's value is required, a Valuation Certificate or Comprehensive Motivated Report should be obtained.
  • Comprehensive or full motivated report – This is a full motivated document of the subject property, with other relevant data that substantiates the value of the subject property on a specific or effective date of valuation. This report meets all the requirements of The Institute of Valuers Profession. The Registered Valuer will undertake a full onsite internal and external inspection of the property then provide you with 10-18 pages written report. A comprehensive report carries the highest cost, as it provides substantially greater independent analysis of the Subject Property, as well as relevant economic conditions.

With the comprehensive report all properties valued are thoroughly inspected. A well researched, detailed, and comprehensively motivated report is then compiled. All the property’s unique attributes and characteristics are taken into consideration. We are in tune with macro economic and property market trends.

Our opinion of value are therefore based on factual market information.

As property owners ourselves we know that a well motivated value form the cornerstone of property investment.
